Best Property Reports UK: Published Prices and Buying Uses (2026)
Last updated:
Quick answer
There is no single best property report for every purchase. A free neighbourhood lookup, a £4.99 consumer report, a professional environmental search and a survey answer different questions. This guide compares publicly advertised offers and identifies what to check before paying. HouseCheckup publishes it and sells Lite at £9.99 and Complete at £24.99; we are not an independent review organisation and have not purchased every competing report.
| Feature | HouseCheckup | Property Report Providers |
|---|---|---|
| Published price/access | Lite £9.99; Complete £24.99, one-off | Free tools, one-off consumer reports and professional searches; prices below relate to named products |
| Purpose | Available property screening records, checked by a person; sources and coverage vary by topic and UK nation | Different services for neighbourhood research, property screening and conveyancing |
| Formal valuation | Not included | Confirm the exact product and purpose; an online estimate is not necessarily a formal valuation |
| Low-cost consumer reports | Lite £9.99; Complete £24.99, one-off | PostcodeCheck buyer £3.99; HomeBuyerCheck Premium £4.99/Premium+ £6.99; MyPropertyScan £9.99 |
| Move iQ consumer reports | Own report service | Key Facts Property £14.99; Property & Local £19.99; Full Spencer £24.99 |
| Environmental searches | Not an equivalent legal-search deliverable | Groundsure Homebuyers from £92.60 + VAT; Landmark Homecheck from £62 + VAT |
Our verdict
Start with the buying question, then select a product whose published scope answers it. Use free or lower-priced services when they are sufficient. Commission the official searches and survey your transaction needs separately. HouseCheckup is one option for screening records reviewed by a person; it is neither the cheapest paid offer nor a replacement for professional searches.
Run the report on the property you're actually looking at
£24.99 Complete, one-off. Available property records reviewed by a person and emailed with findings and gaps. Sources and location resolution vary by topic and nation.

Compare named products and honest units
The HomeBuyerCheck homepage advertises Premium at £4.99 and Premium+ at £6.99. MyPropertyScan advertises a £9.99 full report with PDF, while PostcodeCheck lists an optional £3.99 buyer report alongside free area information. These are lower-priced public consumer offers. They do not establish that every product contains the same records or interpretation. Read a current sample, source description and checkout terms before deciding what the price buys.
Area subscriptions and finished reports solve different tasks
CrystalRoof's area-research subscription is advertised at £7.99 weekly, £12.99 monthly or £29.99 for three months. HomeThink advertises Pro at £10 per month with five full reports per day. Those are time-limited research services, so a per-address price comparison depends on actual usage and limits. See CrystalRoof and HomeThink for the source links and distinctions. Do not pay for an advertised forthcoming feature as though it were available today, or mistake an automated estimate for an inspected market valuation.
Move iQ has three consumer report levels
The Sprift-hosted Move iQ purchase page lists Key Facts Property at £14.99, Key Facts Property & Local at £19.99 and Full Spencer at £24.99. The lowest figure should not be attached to the fullest bundle. Sprift also serves property professionals through a separate platform, so saying it has no consumer purchase path is misleading. Our Move iQ contents answer explains how to compare the selected checklist and sample without asserting that untested paid output lacks a particular hazard.
Environmental searches remain a distinct category
Groundsure Homebuyers starts at £92.60 plus VAT. Landmark Homecheck Residential starts at £62 plus VAT, with different higher-priced products in its range. Their named assessments and legal-search purpose matter more than a count of headings. HouseCheckup does not supply an equivalent contaminated-land liability opinion, CON29M or official local-authority search. Ask your conveyancer which named searches the transaction requires; see our searches and council-fee guide.
Use free specialist tools before paying for a broad bundle
A single concern may have a suitable free starting point. Geobear's subsidence checker provides general area screening with important limitations. CheckMyStreet focuses on street and price research. Neither should be treated as a building inspection. The more useful question is whether a service exposes enough source detail, location resolution and missing-data context for you to decide the next step. For our own service, read the self-published review and illustrative sample before choosing a report.
What a HouseCheckup report can establish
HouseCheckup combines the available official-source risk maps, property records and area context for a chosen address. A person reviews the report before it is emailed. A score using 6 factors is shown where sufficient data is available; missing checks are identified. Sold-price records are context, not a valuation. Planning designations are not a complete planning-application history. Ground and radon bands describe mapped areas rather than measurements of the building. Neither a postcode match nor a reassuring score proves that a property has no defects.
Our current purchase options are Lite £9.99 and Complete £24.99, paid once. We do not promise an automated valuation, title register, owner names, a contaminated-land liability opinion or a CON29M search. A physical survey and the legal searches requested by a solicitor serve different purposes. Check the illustrative sample and current offer and delivery terms before ordering.
Make the comparison on the same basis
Use the exact product name when checking a quote. A consumer report, recurring research account, professional data platform and formal environmental search are different purchases. Confirm the address, geographic coverage, records included and the date of any source before relying on a result. A feature absent from a public checklist is not proof that the provider cannot supply it. This page reports what we could verify publicly; it does not award a numerical quality score or reproduce unverified customer allegations.
For the broader buying decision, see our report comparison guide and the self-published HouseCheckup review. If you need something our report does not supply, use the relevant official service or professional rather than interpreting a lower price as equivalent coverage.
