Our verdict
Use Housemetric when your question is specifically "what did this sell for per square metre, and how does that compare locally?" — it does that cleanly and mostly for free, across England & Wales, and its heat map is a nice way to scan an area. It is, by its own author's description, a hobby project focused on price and floor area; it is not a risk report and doesn't claim to be. What Housemetric does well
Credit where it's due: Housemetric does one thing cleanly. It takes HM Land Registry sold prices and divides them by each property's recorded internal floor area — largely from EPCs, with Ordnance Survey mapping data — to give a price per square metre (or per square foot). It layers that into a national heat map and local market analysis for England and Wales, and keeps the core free. If your question is "what did homes here sell for per square metre, and is this one dear or cheap for its size?", it's a good, transparent answer. Its author openly describes it as a hobby project and charges only for the compute-heavy extras (observed July 2026) — no dark patterns, no hard paywall on the basics.

The limits of any £/sqm figure — honestly
This applies to Housemetric, to our tool, and to every £/sqm site: the floor area usually comes from EPCs, which can be measured inconsistently or be years out of date, and not every sold home has a matching certificate. And £/sqm is blind to condition, layout, floor level, outside space, aspect and improvements — two identical-sized flats can be worth very different amounts. Use £/sqm as a strong comparative signal, never as a valuation.
When to use which
- Scanning an area's values, or sanity-checking an asking price per square metre? Housemetric's heat map — or our £/sqm tool — is the right instrument.
- Picked a specific house and about to offer? That's when the risk questions matter, and the £24.99 Complete report earns its place — it's the first look that tells you whether to spend on a survey and searches.
