How much does HouseMetric Premium cost?

The advanced-search page advertises one month's access for a £14.99 one-time payment or ongoing access for £10 a month with cancellation wording. We read those prices on 5 September 2026. They describe access periods, not a single report price. Decide whether you need a short research window or continuing access and confirm the checkout option. HouseMetric also provides free core research; the existence of Premium does not mean every sold-price lookup is paid.

What a price per square metre can help with

The homepage explains the combination of Land Registry price data and internal floor-area information. Dividing a sale price by a measured area can make size differences more visible than raw headline prices. It can be useful for narrowing a research set, but it does not remove differences in condition, tenure, date, exact location or usable layout. Two properties with similar areas can deserve different prices for reasons that are not encoded in a single ratio.

Check the record before the ratio

Make sure the floor-area record actually belongs to the property and reflects the relevant building configuration. Converted flats, extensions and older certificates can complicate a match. Then examine when the transaction occurred and whether the sale is a sensible comparison for the property you are considering. A ratio derived from the wrong floor area can look precise while answering the wrong question. Do not let a decimal result substitute for checking the underlying address and evidence.

From price research to the remaining questions

A property that looks inexpensive on a price-per-area comparison may still need investigation for mapped flood exposure, ground context, legal restrictions or physical defects.
