About HouseCheckup
HouseCheckup is the UK's first composite property intelligence platform. We combine 12 official government data sources into a single HouseCheckup Score (0-100) that tells you everything you need to know about any UK property -- before you buy, sell, or invest.
Think of it as CARFAX for property. Just as you would check a car's history before buying it, you should check a property's full data picture before committing to the biggest purchase of your life.

The UK property market is opaque. Buyers spend weeks gathering information from dozens of different sources. We believe every buyer deserves to make informed decisions with complete, transparent data.

Our data sources
We source data exclusively from official UK government open data published under the Open Government Licence (OGL v3). No third-party data brokers. No scraped content.
HM Land Registry
Price Paid data for all property transactions in England and Wales. Title data via CCOD/OCOD. INSPIRE polygon boundaries.
EPC Register
Energy Performance Certificates for domestic and non-domestic properties. Includes energy ratings, floor area, heating type, and recommendations.
Environment Agency
Flood Map for Planning (flood zones 1, 2, 3, 3b), flood warnings, historic flood outlines, and reservoir flood risk.
Police.uk
Street-level crime data, outcomes, and anti-social behaviour incidents. Anonymised to map point level.
Ofcom
Connected Nations data covering fixed broadband speeds (download/upload), mobile coverage (4G/5G), and availability.
DEFRA
Modelled background air quality data for NO2, PM2.5, and PM10 concentrations at 1km grid resolution.
GIAS (Get Information About Schools)
Comprehensive school directory including location, type, age range, capacity, and religious character.
Ofsted
School inspection reports and ratings (Outstanding, Good, Requires Improvement, Inadequate).
Historic England
Listed buildings, scheduled monuments, registered parks and gardens, conservation areas, and world heritage sites.
Planning Data (planning.data.gov.uk)
Planning applications from local authorities including development type, status, decision, and dates.
OS Open Data
Ordnance Survey open products including boundary lines, code-point open (postcode centroids), and open roads.
TfL / National Rail
Station locations, accessibility data, and transport connectivity for calculating transport accessibility scores.
Scoring methodology
The HouseCheckup Score is a weighted composite of 6 data factors. Each is individually scored 0-100, then weighted to produce the final score. Here is exactly how the weights are distributed.
The report covers a great deal more than this — schools, transport, broadband, planning, deprivation, noise and more all have their own sections. Those are reported but not scored. We only put weight on checks we can run consistently at every address, so the headline number stays comparable between properties. Where a check cannot be run at an address, it is excluded from the score and named, never counted as a pass.

Data access for businesses
We do not sell a self-serve developer product: there are no published endpoints, no keys to generate and no plan to sign up for. If you want programmatic or bulk access to HouseCheckup data for your own platform, it is arranged case by case — what it involves depends on which data you need and how much of it, so we would rather talk to you than publish a number we cannot stand behind.
