HouseCheckup is the UK's first composite property intelligence platform. We combine 12 official government data sources into a single HouseCheckup Score (0-100) that tells you everything you need to know about any UK property -- before you buy, sell, or invest.

Think of it as CARFAX for property. Just as you would check a car's history before buying it, you should check a property's full data picture before committing to the biggest purchase of your life.

Our mission

The UK property market is opaque. Buyers spend weeks gathering information from dozens of different sources. We believe every buyer deserves to make informed decisions with complete, transparent data.

We only use public government data. Our scoring methodology is published openly. No black boxes.

We never fabricate or extrapolate data. If a data point is unavailable, we say so clearly.

Our data sources

We source data exclusively from official UK government open data published under the Open Government Licence (OGL v3). No third-party data brokers. No scraped content.

HM Land Registry

Price Paid data for all property transactions in England and Wales. Title data via CCOD/OCOD. INSPIRE polygon boundaries.

EPC Register

Energy Performance Certificates for domestic and non-domestic properties. Includes energy ratings, floor area, heating type, and recommendations.

Environment Agency

Flood Map for Planning (flood zones 1, 2, 3, 3b), flood warnings, historic flood outlines, and reservoir flood risk.

Police.uk

Street-level crime data, outcomes, and anti-social behaviour incidents. Anonymised to map point level.

Ofcom

Connected Nations data covering fixed broadband speeds (download/upload), mobile coverage (4G/5G), and availability.

Scoring methodology

The HouseCheckup Score is a weighted composite of 12 data factors. Each factor is individually scored 0-100, then weighted to produce the final score. Here is how the weights are distributed.
