Terms of Service

1. Agreement to Terms

By accessing or using the HouseCheckup website at housecheckup.co.uk (the "Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, you must not use the Service. These Terms constitute a legally binding agreement between you and BSI OÜ, trading as HouseCheckup ("HouseCheckup", "we", "us", "our"). Our registration details and registered office are in the Contact section at the end of these Terms and on our Company information page.

2. Service Description

HouseCheckup brings together publicly available UK government and official data about a single property address into a written report, with a composite HouseCheckup IQ Score where enough of the scored checks could be run. Our Service consists of:

• Free postcode-area tools and a postcode-level preview shown before you buy. These describe the area, not the individual building.
• Paid comprehensive property reports for one address, compiled for that address and delivered to you by email as a PDF document. There is no online or interactive version of a purchased report; the PDF is the deliverable.
• Where offered, packs of codes that each redeem one report, and the two-house pair (one report for the address you ordered plus one code for a second address).
• Programmatic or bulk access to property data, where we agree it with you separately in writing.

3. Ordering

There are no user accounts, logins or passwords on the Service. To order a report you give us two things at checkout: the address of the property you want checked and the email address the report should be sent to. Payment is then taken by our payment processor, Stripe. The report is compiled for the address you gave and sent to the email address you gave, so please check both carefully. If you notice a mistake in either, email info@housecheckup.co.uk straight away and we will correct it wherever the report has not yet been sent.

You must be at least 18 years old to place an order. You are responsible for keeping the email address you use secure, because that is where your report and any correspondence about it will be delivered.

4. Payments, Pricing, Delivery & Refunds

All payments are processed securely by Stripe. We never see or store your full payment card details.

The HouseCheckup name, logo, website design, scoring algorithm, report templates, and all original content are owned by HouseCheckup and protected by UK copyright, trademark, and intellectual property laws.

Underlying government data used in our reports is Crown copyright and is used under the Open Government Licence v3.0. HM Land Registry data is Crown copyright. Contains OS data © Crown copyright and database right.

You may not reproduce, distribute, modify, create derivative works from, or commercially exploit any HouseCheckup content without our prior written consent, except for personal use of purchased reports.

7. Acceptable Use

You agree not to:

• Use the Service for any unlawful purpose or in violation of any applicable law.
• Scrape, crawl, or use automated tools to extract data from our website without written permission.
• Attempt to gain unauthorised access to our systems, servers, or to another person's order or report.
• Reverse-engineer, decompile, or attempt to extract the source code of our scoring algorithm.
• Resell, redistribute, or sublicense property reports or data obtained from the Service.
• Upload malicious code, viruses, or any harmful material to the Service.
• Use the Service to harass, defame, or infringe upon the rights of others.
• Exceed any usage limit we have agreed with you, or place automated load on the Service in a manner that degrades it for other users.

8. Programmatic Data Access

We do not offer self-serve programmatic access, and there is no published plan for it. Where we separately agree in writing to give you programmatic or bulk access to our data, these additional terms apply to that access:

10. Indemnification

You agree to indemnify and hold harmless HouseCheckup and its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including reasonable legal fees) arising from your use of the Service, your violation of these Terms, or your infringement of any third-party rights.

11. Termination

We may suspend or terminate your access to the Service at any time for breach of these Terms, with or without notice. Upon termination, your right to use the Service ceases immediately. There are no accounts to close (reports are one-off purchases delivered by email), so if you simply wish to stop using the Service, no action is required. Provisions relating to intellectual property, limitation of liability, indemnification, and governing law survive termination.

12. Changes to These Terms

We reserve the right to modify these Terms at any time. Material changes will be notified by prominent notice on our website at least 30 days before taking effect. Your continued use of the Service after changes take effect constitutes acceptance of the revised Terms. The Terms that apply to an order are the Terms in force when you placed it.

13. Governing Law & Jurisdiction

These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If you are a consumer, you will benefit from any mandatory provisions of the law of the country in which you are resident. Nothing in these Terms affects your rights as a consumer to rely on such mandatory provisions of local law.

14. Severability

If any provision of these Terms is held to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall remain in full force and effect.
