How to run an official Land Registry search on GOV.UK

  1. Go to the official service: Search for property information from HM Land Registry (look for the gov.uk domain: only government services can use it).
  2. Sign in (you can create sign-in details if you have none), then search by address or location to see the free property summary: the address, the property description, whether it is freehold or leasehold, and whether there are any restrictive covenants or easements. The summary does not show the title number; the register does.
  3. If you need more, buy the title register (£7) for the title number, ownership, price paid, mortgages, covenants and easements, or the title plan (£7) for the general boundaries. Postal copies are £11 each.
  4. Note GOV.UK's own caveat: downloaded copies cannot be used as proof of ownership, so order certified copies if you need legal proof.

What the £7 title register shows

HM Land Registry is the government department that registers the ownership of land and property in England and Wales. Its Price Paid Data records every recorded residential sale in England and Wales since 1995. According to GOV.UK, the title register usually includes:

  • the title number
  • who owns the property
  • how much the property was last sold for
  • whether the property has a mortgage
  • details of any restrictive covenants
  • details of any easements

The title plan shows the property's general boundaries, though not the exact legal boundary line.

What neither the register nor the plan shows you

The £7 title register tells you who owns the property, what they paid for it, and whether there's a mortgage on it. It won't tell you if the house floods, sits over old coal workings, is in a high-radon area, has a rising local crime trend, a poor EPC, or whether the asking price is fair for its street. None of that is held on the register or the plan.

When a company owns it: the free CCOD and OCOD datasets

If the £7 register names a company rather than a person, HM Land Registry also publishes two bulk datasets you can search without buying a title at all. UK companies that own property in England and Wales (known as CCOD) lists freehold and leasehold titles registered to UK companies, with the company name, registration number and the price paid where recorded. Overseas companies that own property in England and Wales (OCOD) does the same for companies incorporated abroad, including the country of incorporation.

Both are free to use once you register with HM Land Registry and accept its dataset licence, and both are refreshed monthly. They cover registered land in England and Wales only. Individuals' names are never in them, and Scotland's equivalent is held by Registers of Scotland. Cross-check a company name on Companies House (free) for its directors and registered office.

Owner found? The register and these datasets tell you who; they say nothing about planning history, drainage, contamination or mining under the land. That is the job of conveyancing searches, priced and explained search by search.

Don't overpay: HM Land Registry's own warning about reseller sites

HM Land Registry has warned that some private companies “re-purpose our information and repackage it into bundles”, which “can sometimes lead to customers paying more for information they don't always need” (HM Land Registry blog, October 2024). Its advice: check for “gov.uk” in the domain name. Only government departments can legally use it.

We agree. Buy title documents from GOV.UK for £7, never from a reseller, and never from us. What HouseCheckup sells is a different product: the property risk checks the register doesn't contain.

What a HouseCheckup report cannot tell you

  • • Owner names: those are on the £7 title register from GOV.UK, and we won't resell that.
  • • Proof of ownership or legal boundary determination: that's the official register and a conveyancer's job.
  • • Structural condition: that's a survey. Our report is the pre-offer check that tells you what to investigate before you spend on one.
  • • Some datasets (radon classification, for example) are area-level, and the report labels them that way.

Is a Land Registry search free?
Partly. HM Land Registry's property summary is free once you sign in to GOV.UK's Search for land and property information service: it shows the address, the property description, the tenure, and whether there are any restrictive covenants or easements. Sold prices (Price Paid Data) and INSPIRE boundary polygons are free too. The title number, the owner, the price paid and any mortgage are on the title register, £7 as an electronic copy; the title plan is also £7.
How much does a Land Registry search cost in 2026?
£7 for the title register and £7 for the title plan as electronic copies from GOV.UK, or £11 per document by post (prices verified against GOV.UK on 11 October 2026). The basic property summary is free after you sign in, but it does not include the title number. HouseCheckup does not sell any of these documents. We link you to the official service.
How do I find out who owns a property?
The registered owner's name is on the title register, £7 from GOV.UK for any registered property in England or Wales, even if you don't own it. HouseCheckup never displays or resells owner names; our reports cover the property itself: sold prices, risks, and value context.
Can I use downloaded copies as proof of ownership?
No. GOV.UK is explicit that you can download online copies of the information but you cannot use them as proof of ownership. If you need official proof, order certified copies from HM Land Registry.
Are third-party Land Registry websites official?
No. Only GOV.UK is official. HM Land Registry itself has warned (October 2024) that some private companies repackage its information into bundles, which can lead to customers paying more than they need to. HouseCheckup is independent, links you direct to GOV.UK for title documents, and never charges for them.
What does the title register not tell you about a property?
The register covers ownership, price paid, mortgages, covenants and easements. It says nothing about flood risk, coal mining or ground stability, radon area classification, local crime trends, EPC and energy costs, or whether the price is fair for the street.
