MyPropertyScan's £9.99 report: sources, scope and alternatives

What the public offer says

The MyPropertyScan homepage advertises a short free preview followed by a £9.99 report. Its published list includes risk signals, property and area records, price context and a PDF. These are descriptions of the offer, rather than a finding that every advertised field is present for every property. We have not purchased its report in this review. Reading the sample before purchase is particularly useful for checking how the service distinguishes supplied records from estimates, generated explanations and suggested next steps.

The ground-data distinction matters

MyPropertyScan's methodology page identifies its ground-movement source as BGS Engineering Geology at 1:1 million scale. It describes converting bedrock and superficial-deposit information into a directional indicator and explicitly distinguishes that from a site investigation. HouseCheckup's open GeoSure feed reports six hazard bands on a broad grid. A different dataset and scale changes what can be inferred; it does not justify describing either result as a survey of the plot. The appropriate comparison names the source and resolution rather than awarding a blanket “more accurate” label.

Separate records from modelled costs

A public record, an estimated repair budget and a suggested negotiation figure are different kinds of information. If a report contains a number about a potential defect, look for its assumptions, evidence and whether anyone has inspected the property. A budget range is not a contractor's quote, an asking-price discussion is not a mortgage valuation, and a nearby event does not establish that your building suffered damage. Keep these categories separate when deciding whether to change an offer or commission further work.

A practical way to compare the samples

Choose one issue you actually care about, such as ground conditions or flood mapping, and follow it through both samples. Look for the date, source, geographical unit and limitations beside the finding. Then check whether the suggested action follows from that evidence. A sample property with complete records is not a promise that an older house, converted flat, new build or Scottish address will have the same coverage. Ask about unavailable checks before treating a long contents list as a guarantee.

What a HouseCheckup report can establish
