What you can check without buying a report
There is no free tier of the report. What runs in your browser is our House Check and the other checkers and calculators: enter a postcode and they render a 0–100 HouseCheckup Score with flood, coal mining, radon, subsidence and crime readings on screen — no card, no signup, nothing blurred.
Those readings are postcode-area level. They describe the area, not an individual building. The paid report is the layer that runs against a specific address.

Our House Check tool and the rest of the /tools checkers run in your browser with no card and no signup: enter a postcode and they render a 0–100 HouseCheckup Score with flood, coal mining, radon, subsidence and crime readings on screen. Those readings are postcode-AREA level — they describe the area, not an individual building. The paid report is the layer that becomes address-specific.
What's the difference between the three paid tiers?
Lite (£9.99) is a one-off web report covering core data on flood, EPC, sold prices, crime, schools, transport, broadband, and the IQ Score. What data sources do you use?
Every report runs 15+ checks from official UK government open data sources, including HM Land Registry, the Environment Agency, the EPC Register, Ofsted, police.uk and the Coal Authority. All published under the Open Government Licence (OGL v3).
What if something in my report doesn't look right?

How often is the data updated?
Different datasets update at different frequencies: price data is monthly, EPC is continuous, crime is monthly, flood risk is variable, planning is weekly, and environmental data ranges from monthly to annually depending on the source.
Do you offer subscriptions for professionals?
There is no subscription product — every tier above is a one-off purchase. If you need multiple reports, or programmatic or bulk access to the data for a platform, that is arranged case by case rather than sold off a price list.
