PostcodeCheck Review: Free Area Data and £3.99 Buyer Report (2026)
Last updated:
Quick answer
PostcodeCheck describes its area report as free and advertises an optional £3.99 address-level buyer report. That is below HouseCheckup's £9.99 Lite and £24.99 Complete prices. The right comparison concerns the published report contents, data resolution, delivery method and missing coverage, with an explicit acknowledgement of the lower competitor price. We checked the current public offer but did not buy a PostcodeCheck report or independently validate its generated findings.
| Feature | HouseCheckup | PostcodeCheck |
|---|---|---|
| Published price/access | Lite £9.99; Complete £24.99, one-off | Free area report; buyer report £3.99 one-off |
| Purpose | Available property screening records, checked by a person; sources and coverage vary by topic and UK nation | Free postcode-area information and optional paid address-oriented reports |
| Formal valuation | Not included | Confirm the exact product and purpose; an online estimate is not necessarily a formal valuation |
Our verdict
Use the free PostcodeCheck area service if it answers the question you have. Compare its lower-priced buyer report with HouseCheckup's current contents and human review when you need a property-specific purchase. A report being cheaper, or containing more data headings, does not establish its fitness for every buying decision.

The free and paid products should not be mixed
The PostcodeCheck homepage describes a free area report without signup and lists optional paid products, including its £3.99 buyer report. Free postcode information is therefore a genuine option, not a trial price that should automatically be compared with a paid HouseCheckup report. Start with the free output if neighbourhood context is the question you need answered, then decide whether the paid address-oriented contents add something relevant.
Acknowledge the lower buyer-report price
At the public prices checked on 5 September 2026, the PostcodeCheck buyer report costs less than either HouseCheckup option. This is a lower-priced paid option. The useful follow-up question is what the selected paid output contains, what sources can be inspected and how the provider handles records that are missing or ambiguous. We have not purchased its report, so this comparison does not attach an unmeasured accuracy or completeness score to the lower price.
An address input does not make every dataset address-level
A service can use an address to locate the relevant record or map cell while still presenting area statistics. Flood maps, crime areas, soil grids and school distances have different meanings and resolutions. Check which part of a report describes the building itself and which describes its surroundings. The same distinction applies to HouseCheckup: our human review does not turn a coarse grid into a foundations inspection or a public record into a legal opinion.
Decide which output you need to keep and share
If you plan to discuss a finding with a seller, surveyor or solicitor, check whether the product gives you an accessible source reference, a dated record and enough explanation to avoid misreading it. A screenshot of a score may not contain the limitations a professional needs. HouseCheckup publishes an illustrative sample and its current report terms. For other low-cost offers, see HomeBuyerCheck and MyPropertyScan. No online report should be used to certify that a building or legal title has no problems.
What a HouseCheckup report can establish
HouseCheckup combines the available official-source risk maps, property records and area context for a chosen address. A person reviews the report before it is emailed. A score using 6 factors is shown where sufficient data is available; missing checks are identified. Sold-price records are context, not a valuation. Planning designations are not a complete planning-application history. Ground and radon bands describe mapped areas rather than measurements of the building. Neither a postcode match nor a reassuring score proves that a property has no defects.
Our current purchase options are Lite £9.99 and Complete £24.99, paid once. We do not promise an automated valuation, title register, owner names, a contaminated-land liability opinion or a CON29M search. A physical survey and the legal searches requested by a solicitor serve different purposes. Check the illustrative sample and current offer and delivery terms before ordering.
Make the comparison on the same basis
Use the exact product name when checking a quote. A consumer report, recurring research account, professional data platform and formal environmental search are different purchases. Confirm the address, geographic coverage, records included and the date of any source before relying on a result. A feature absent from a public checklist is not proof that the provider cannot supply it. This page reports what we could verify publicly; it does not award a numerical quality score or reproduce unverified customer allegations.
For the broader buying decision, see our report comparison guide and the self-published HouseCheckup review. If you need something our report does not supply, use the relevant official service or professional rather than interpreting a lower price as equivalent coverage.
