This tool attempts to join published HM Land Registry sale prices to EPC floor areas for local addresses in England and Wales. Where suitable matches are available it shows price divided by certificate floor area. Inspect the address, sale date and certificate date before comparing: different homes can differ in condition, tenure and layout, and an old EPC may predate alterations. Missing matches remain unavailable. The paid report adds available flood, ground, crime, energy and sale-record context; it does not promise a comparable-sales valuation or property-specific hazard clearance.

Frequently asked questions
Divide the price by the internal floor area in square metres. The hard part is the floor area — this tool pulls it from the home's Energy Performance Certificate (EPC) and pairs it with the actual sold price from HM Land Registry, so you get real £/sqm for comparable local sales rather than an estimate. To sense-check an asking price, divide it by that property's EPC floor area and compare it to the local figures shown.
It is the best single comparator for homes of different sizes, which is why surveyors and developers use it — but it is a starting point, not a valuation. Two homes at the same £/sqm can be very different buys: condition, plot, floor, aspect, and risks like flood or subsidence all move real value. Use £/sqm to spot a price that's out of line, then look at why.
From the property's Energy Performance Certificate (EPC), published by MHCLG under the Open Government Licence. It's the assessor's measured total floor area at the time of the certificate. A home extended after its EPC was lodged will show a smaller area than it has today, which inflates its £/sqm — we flag that so you read the figure with the right caveat.

Where the EPC register has no matching certificate for the recent sales — or where the EPC lookup is unavailable — we won't invent a floor area, so we show the sold prices without a £/sqm and point you to gov.uk to look up the certificate yourself. We'd rather show less than publish a number we can't stand behind.
No. Both sources here — HM Land Registry Price Paid and the England & Wales EPC register — stop at the border. Scotland keeps separate registers (Registers of Scotland for prices, the Scottish EPC register for certificates), so we can't build an honest £/sqm for Scottish or Northern Irish postcodes.
