Why street prices differ from asking prices
The prices on this page are what homes on the street actually sold for — the completed figures HM Land Registry records once a sale goes through. They are not asking prices, and they are not today's value. Two things to keep in mind:
- •There's a lag. HM Land Registry publishes roughly 4–6 weeks after completion, so the newest sales on a street can take a couple of months to appear.
- •The data can't see the house. A sold price doesn't know whether that home had a new extension, a loft conversion, or damp in the back bedroom — so two homes on the same street can sell far apart for reasons the record never shows.
That's why street sold prices are a starting point for a value, never the last word. To judge one specific asking price against the evidence, use the is-this-price-fair check.

HM Land Registry's Price Paid Data is the complete public record of residential property sales in England and Wales — every standard-transaction sale since January 1995, by house number and street. When you open your street, you see them all, not a curated handful.
What's included
The address, sale price, date of completion, property type (detached, semi, terraced, flat) and tenure (freehold or leasehold) for every recorded market sale.
What's excluded
Some non-market transfers (right-to-buy at a discount, transfers between family, repossessions) are excluded or delayed, and homes unsold since 1995 have no entry. We never invent a street average to fill the gap.
