First-Time Buyer Stamp Duty Calculator 2026 — Relief Included

As a first-time buyer in England or Northern Ireland you pay no stamp duty on the first £300,000 of a home costing up to £500,000, then 5% on the portion above £300,000. Enter the price and this calculator applies the relief automatically, shows the band-by-band working, and tells you exactly how much the relief saves you against a home mover. Above £500,000 the relief is unavailable and standard rates apply — the result flags this for you. Rates are verified against HMRC (gov.uk), in force since 1 April 2025. Ungated, with no signup.

Frequently asked questions

For a home costing up to £500,000: nothing on the first £300,000, then 5% on the portion between £300,001 and £500,000. So a £350,000 first home costs £2,500 (5% of £50,000), against £5,000 for a home mover. Above £500,000 the relief disappears entirely and standard rates apply to the whole price.
Every buyer must be purchasing their first residential property anywhere in the world and intending to live in it as their main home. If either buyer has ever owned or part-owned a home — including an inherited share — the relief is not available. A buyer who already owns another dwelling pays the higher additional-property rates instead.
Yes — £500,000. If the price is £500,000 or less you get the 0% band to £300,000 and 5% above it. If the price is even £1 over £500,000, the relief is lost completely and you pay standard rates (0/2/5/10/12%) on the whole price. The calculator flags this the moment the price crosses the cap.
First-time buyer relief only applies to a home you will live in, so a first purchase bought purely as a buy-to-let does not qualify for relief and pays standard rates. There is no additional-property surcharge if you own no other dwelling, but you also don't get the FTB relief unless you'll live there yourself.
No. This calculator covers Stamp Duty Land Tax in England and Northern Ireland. Scotland's LBTT and Wales's LTT are separate devolved taxes with their own first-time-buyer rules and thresholds — check gov.scot or gov.wales for those.
