How we build the yield
Two real published figures, plus the hazard context that moves the real return.
ONS mean private rent
The Office for National Statistics Price Index of Private Rents publishes a mean monthly rent for every local authority in England & Wales, by bedroom count. That is the rent in our yield numerator.
HM Land Registry median price
We take the median of recent HM Land Registry Price Paid sales in the outcode. That is the price in our yield denominator — a real transacted figure, not an asking price.
Flood / coal / subsidence flag
We screen the area for flood, coal-mining and subsidence risk at the representative point — the insurability and mortgageability context that quietly moves a landlord's real return.
Yield is indicative: an ONS local-authority mean rent against an HM Land Registry outcode median price. Gross, area-level, not address-level or net, and not investment advice.
